Home Information Packs (HIPS)

Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. It brings together valuable information at the start of the process - such as a sale statement, local searches and evidence of title - which could save you money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.

How do I get a HIP?
It's simple! We can arrange for a HIP to be instructed on the property for you.

Do I have to use Homes and Finance to get a HIP?
No. You are free to arrange your own HIP; however we would recommend that you use a reputable supplier, who is an accredited member of the PCCB HIP Code.

What if I already own a valid HIP?
We will just need you to send a copy to our HIP team.

How much does a HIP cost?
The cost of a full HIP typically ranges from £250 + VAT.
We require a HIP to be in place before we can market your property, we can arrange this immediately and is competitively priced at £250 + VAT.

Do all properties need a HIP?
The vast majority of properties will require a HIP, however there are a small number of exceptions:

4 bedroom properties marketed continuously from before the 1st August 2007
3 bedroom properties marketed continuously from before the 10th September 2007
Studios, 1 and 2 bedroom properties marketed continuously from before the 14th December 2007
Properties where there is no marketing (e.g. sale to member of your family)
Non-residential properties
Seasonal and holiday accommodation
Mixed sales (e.g. shop with flat)
Properties with land over five hectares, either woodland, for breeding animals or agricultural use
Sales of portfolios of properties
Properties not being sold with completely vacant possession
Unsafe properties and properties to be demolished

What happens next?
Once you have instructed Homesa nd Finance, we will place an order with our HIP provider, who will call you directly for payment and to arrange a convient time to carry it out, your property is now eligible for immediate marketing.
